A private waterfront and sea-view property search in France

Buying from abroad calls for more than a broad search. SAPHEA begins with how you plan to use the home—its setting, privacy, access and relationship with the sea—then helps organise a focused search in the French Riviera, Mediterranean Provence or Corsica.

A private-office perspective

01

Start with the right relationship to the sea

Waterfront, seafront and sea view describe different things. A waterfront setting may sit at the water’s edge, but the nature of any access must be checked for the individual property. A seafront home may face the shore in the first line without offering private access. A sea view can be enjoyed from the principal rooms, a terrace or an upper floor.

We turn those distinctions, together with your preferred areas, privacy, land, village access, arrival logistics and family use, into a clear brief. The aim is a considered search, not a stream of listings.

02

Remote selection with local context

Before travel is useful, a remote presentation can help narrow the field. A video tour or live walk-through can show the approach to the house, orientation, neighbouring outlooks, the setting around the shore and the practical feel of the area—subject to the information and access available for each property.

Conversations can be arranged around your time zone and decision-making circle. When an in-person visit is appropriate, we can prepare a concise itinerary around properties that warrant your attention.

03

A search focused on the Mediterranean coast

Our initial focus includes Cassis, La Ciotat, Saint-Cyr-sur-Mer, Bandol, Sanary-sur-Mer, Six-Fours-les-Plages, Toulon Cap Brun, Le Pradet and Carqueiranne. Each has a different relationship with the coast: elevation, harbour life, daily access, privacy and the character of the shoreline should be considered before a location is treated as interchangeable.

Other parts of the French Riviera, Mediterranean Provence and Corsica can be discussed according to your requirements and the scope of the assignment.

04

Property-side coordination, without replacing your advisers

SAPHEA can coordinate the property-side conversations locally: viewing access, information shared for a first assessment and a clear sequence of next steps. Availability, presentation conditions and property particulars are confirmed individually before an introduction is arranged.

Legal, tax, financing, residency and ownership-structure decisions require advice from professionals qualified to advise you. At your request, we can coordinate property documents and timing with the notaire and advisers you appoint; those advisers remain responsible for their advice.

05

Confidential opportunities are not a promised inventory

Some homes are not intended for broad public presentation. When a confidential opportunity is appropriately shared with SAPHEA, we consider it against your brief before discussing it further, with respect for the owner’s privacy and your own.

Confidentiality describes how information is handled. It does not promise a particular property, price or outcome. A short exchange about your areas, budget, timing and essential criteria is the useful place to begin.
